- Description: Abstract: The importance of building quality to the health and well-being of occupants and surrounding neighbors cannot be overemphasized. Smart structures were construed to proffer solution to various issues of sustainable development including social factors that is concerned with health and safety of people. Based on existing literature materials on building quality, smart structures and general aspect of sustainable developments, this study examined the benefits of smart structures in the prevention of various health issues in infrastructural buildings, which has been a concern for stakeholders in the architecture, engineering and construction industry. The criterion for indoor environmental quality was adopted and various health and bodily issues related to building quality were explained. The adoption of smart structure concept will help to manage physical, chemical, biological and psychological factors of building with a view to enhancing better quality of life of occupants.

This is due to complexity of construction process, innovation in the use of raw materials and machinery, new construction management techniques and more importantly, variation in requirement from clients. Thus, this research evaluates factors affecting performance of construction projects from the perspective of consultants and contractors, in order to enhance the quest of the construction industry in contributing positively to the growth of economies. Using quantitative approach, data were collected through close-ended questionnaires administered on a group of learned and experienced consultants and contractors who are based within the study area. From the analysed data, there is a significant difference in the perceptions of consultants and contractors regarding factors affecting performance of construction projects. To consultants, general time factors and conformance to specification are the most important performance indicator for project success while from contractors' view, cost factors including delay in payment from owner to contractor is a major critical success factor. The two groups unilaterally agreed that bringing about the best planning and scheduling technique before and during construction would assist in improving performance of construction projects in the country.

It was further revealed that the main significant aspect that lean management evolve around is culture, because the culture of lean is subjected on workers being entirely involved and accepted to practice the lean application in common trainings as well as their tasks. - Description: Abstract: For clients, owners and financiers of construction projects, construction process signify a huge capital investment which translate into substantial fixed costs for their organizations. Value Management (VM) is a business strategy tool to ascertain whether construction of a facility will provide best function at the lowest possible cost. This study examines the contribution of value management to construction projects with a view to assessing challenges and measures to improve adoption and application of the discipline. Primary data were collected through well-structured questionnaires administered on construction professionals within the study area and Mean Item Score was used for data analysis. The major contributions of VM to the South African construction industry include optimize value for money, creates a clearer focus on the project objectives and works towards arriving at a more effective design. However, poor communication, lack of interaction and unwillingness of clients to pay for VM service, were the challenges affecting the adoption of VM. In order to improve construction project performance using the process of value management, orientation meetings should be duly organised, team structure should be finalised and team members must be appropriately selected for construction projects. Built environment professionals - including construction and project managers, should familiarize themselves with VM and strive for its full adoption and implementation for construction projects in order to achieve best value at the lowest complete life cycle project cost for construction clients.

Ecological economics (EE) models are tools for assessing and understanding these issues with a view to enhancing green buildings and sustainable construction in general. As part of a continuous study, this research therefore examines the level of awareness of the concept of EE by construction professionals in a quest to adopting the principle of sustainable development. Data were collected through questionnaires administered on relevant and experienced construction professionals such as construction project managers, architects, engineers, quantity surveyors and construction managers. EE as an aid would help in mitigating construction impacts on the environment, thereby enhancing sustainability but it is barely practised in the construction industry. This is as a result of the fact that construction professionals have little or no knowledge of its existence in the local industry. Most professionals with knowledge of the concept in the study area obtained the information on sustainability through the media and short courses .. The basic influencing factors are related to professionals' levels of education, the economic development of the country and knowledge of the environment. Introducing EE through communicating new ideas to stakeholders (through environmental campaigns, conferences, and the like) as well as incentivising ideas for change relating to greener construction will assist in overcoming the barriers to the adoption of EE in the construction industry. Professionals also need to keep abreast of current sustainable practices, their benefits, challenges, barriers as well as the methods of overcoming these barriers in their quest for delivering sustainable projects.

- Description: Abstract: Collusion is an unscrupulous and anticompetitive practices among construction stakeholders which has adverse effect not only on the integrity of the parties or people but also on the overall performance of construction projects. In view of this and in order to ensure healthy competition and alliance among construction stakeholders, this study assessed various measures that can be adopted to minimize or eliminate the practice of collusion in the construction industry. The measures were extracted from existing literature materials and questionnaire was adopted as a means of data collection using a 5-point Likert scale. Using convenience sampling, 49 questionnaires were distributed, 43 were retrieved while 41 were found worthy of further analysis. Among other measures, people involved in construction process including the professionals should be encouraged to report any suspicious acts and transactions including collusion practices, and procurement procedures for construction projects should be open and transparent. There is a need to blacklist and deregister professionals and companies that are caught in the act of collusion as this will enhance project performance and subsequently improve the image of the construction industry. Punishments for the offence should be well documented and there should be strict enforcement of the discipline and regulations when a company or individual is found culpable. This study will help regulatory bodies shouldered with the responsibilities of regulating construction activities - including that of the stakeholders - in their quest to reduce or eliminate the practice of collusion in the construction industry.

- Description: Abstract: One of the major requirements in the development and growth of an industry or organisation is the incubation of new workforce through appropriate recruitment processes, proper training and effective mentoring by experienced members. However, the process is not expected to be smooth owing to individual dispositions and attitudes, organisation interest, and avenues and opportunities for mentoring, amongst others. In this study, various challenges of mentoring encountered by mentees and mentors were examined with a view to promoting effective mentoring among professionals in the construction industry in the quest to improve their productivity and thereby enhance better performance in construction projects. Data on professionals in the built environment were collected through the administration of questionnaires using a convenient sampling technique. Personality issues that are concerned with differences in behaviours and dispositions to matters are the major challenges of mentoring in the construction industry. More so, attitudes of the mentees dictate and affect behaviours of mentors, and vice-versa. In view of this, professionals involved in mentoring should be concerned about their attitudes to each other and personal beliefs should not be a basis for judgment. Mutual respect and concern for growth and development should form the basis of mentoring relationships.

- Description: Abstract: One of the major requirements in the development and growth of an industry or organisation is the incubation of new workforce through appropriate recruitment processes, proper training and effective mentoring by experienced members. However, the process is not expected to be smooth owing to individual dispositions and attitudes, organisation interest, and avenues and opportunities for mentoring, amongst others. In this study, various challenges of mentoring encountered by mentees and mentors were examined with a view to promoting effective mentoring among professionals in the construction industry in the quest to improve their productivity and thereby enhance better performance in construction projects. Data on professionals in the built environment were collected through the administration of questionnaires using a convenient sampling technique. Personality issues that are concerned with differences in behaviours and dispositions to matters are the major challenges of mentoring in the construction industry. More so, attitudes of the mentees dictate and affect behaviours of mentors, and vice-versa. In view of this, professionals involved in mentoring should be concerned about their attitudes to each other and personal beliefs should not be a basis for judgment. Mutual respect and concern for growth and development should form the basis of mentoring relationships.

Proper ethical procurement practice in the construction industry, will enable the Construction Industry Development Board (CIDB) to achieve their mandate which is to promote uniformity in the construction procurement; efficient and effective infrastructure delivery; and development of the emerging contractors, including transformation. Furthermore, the Competition Commission of South Africa (CCSA) to also achieve their mandate which is fair competition in all industries. With collusion in existence it will be difficult for the CIDB and CCSA to achieve their mandate. This study examined the influences of this practice among competitors and stakeholders in the construction industry. Various causal factors of collusion among parties were extracted from review of existing and relevant literature materials and they were further evaluated to arrive at the specific ones that are relevant to the construction industry and selected area of study. Using these factors, close-ended questionnaires were prepared and administered to construction stakeholders with adequate level of experience in the construction industry. The number of questionnaire distributed is 50 and 45 were returned out of which 5 were not correctly and completely filled. The distribution method used was self-administration. In addition, purposive sampling was used. The findings from the 40 respondents indicates that the major cause of collusion in the construction industry is greed of various stakeholders that are shouldered with the responsibilities of managing and monitoring construction contracts and activities especially the contractors. Compare to the benchmark of importance level, it was observed that level of awareness of quantity surveyors of the six basic elements of globalization is low. It was also observed that international trade, foreign direct investment and capital market flow are basic measures of globalization affecting the practice. These have resulted in increase in clients' demand, more opportunities for QSFs including participation in international projects, rise in usage of ICT and general development of the firms. It is therefore imperative for government, NIQS and Quantity Surveyors Registration Board of Nigeria (QSRBN) to formulate appropriate industrial and trade policies that will foster the competitiveness of QSFs, to enjoy emerging global opportunities and compete adequately without resorting to protective measures.

This study therefore examined the use of site meetings in addressing the level of occurrence of construction problems and challenges thereby ensuring sustainability of construction projects. Data were collected through questionnaires administered on construction professionals with relevant experience in Switzerland. Site meeting helps to enforce quality standards such as developing a project quality control plan, assess workmanship during construction, increases communication in the construction team, assess the specification used and requires a competent construction manager. In ensuring that construction projects are sustainable, adequate site meetings will ensure that protective clothing, glasses and other wears are used by workers and all stakeholders on construction site, ensure team building, ensures skilled and qualified workers are used on sites; ensure tight but realistic targets are set and ensure that there is a health and safety officer on site. In view of this, site meeting should no longer be perceived as just a routine construction exercise but a great tool for enhancing smooth and acceptable standard for construction process. Competent and experienced project managers should also be appointed by clients, owners and financiers of construction projects for proper coordination of site meetings.

- Description: Abstract: Poor performance of construction projects is one of the major cause for concern in the construction industry. Many of the construction projects executed in Nigeria experienced several challenges ranging from simple to complex issues. This paper therefore, examines factors affecting the performance of construction projects, their effects on the economic development and the impact of the factors on the economic development of the nation. The study identified a set of factors believed to affect project performance through extensive review of literature which form the basis for questionnaire survey. A total of 200 questionnaires were self-administered to professionals in the Nigerian construction industry, out of which 148 were retrieved and considered fit for analysis. The survey findings indicate that the most important factors affecting project performance are: project design cost, project complexity, unavailability of resources, quality of equipment and raw materials, while ontime completion, client satisfaction and productivity were considered to be the main measures of construction project performances. Improvement in technology and extension of infrastructures, were the most important indices of economic development. It is recommended that project owners must work collaboratively with all the professionals involved in carrying out construction project in order to facilitate good performance. More so, stakeholders in the construction industry including professionals and regulatory bodies should be proactive in discharging their responsibilities bearing in mind the effect of construction project performance on economic development of the country.

This study examines important constituents of tender price submitted by a contractor and factors affecting their tender price in Nigeria with a view to improving their competitiveness and success rate locally and internationally. Using quantitative design approach, data were obtained through questionnaires administered on registered construction professionals and contracting firms with adequate practicing experience. Prior to the study, pilot study was carried out to ensure proper validity and reliability of the instrument. From the final survey, there is no significance difference in the significance, importance and level of contractors' awareness of constituents of tender price. This implies that contractors are conversant of important elements of their tender price but the major factors affecting this price are related to incorrect/incomplete design as well as buildability and technicality associated the project. These factors are more of project characteristics than that of stakeholders and external variables. In view of this, nature and size of projects should be considered as major factors in estimating tender figure of construction projects by contractors. More so, for the contractors to remain in construction business, there is a need for training, innovation and advancement in the use of new and modern technology.

The benefits of lean construction includes waste reduction, improved communication system, improved flow and productivity, customer focus and employee empowerment, sharing of knowledge. From the results of the analysis of data obtained from respondents, extensive use of unskilled labour, poor communication, human attitude towards change, lack of interest from clients, lack of client and supplier involvement, lack of long term commitment to change, lack of supply chain integration, lack of technical skills, and inadequate exposure to the requirements of lean construction, were some of the major barriers associated with the implementation of lean construction in the industry. The following lean construction principles that can be used to improve the delivery of construction projects were also identified: business process engineering, team work innovation, ongoing performance management, flow of activities and materials, continuous improvement, elimination of irrelevant activities, team and value management as well as continuous skill development. - Description: Abstract: One of the basic responsibilities of top managers of an organisation is the ability to manage, supervise and control other members of staff in the best possible way to ensure optimum performance and high productivity. Failure to understand, acknowledge and meet the expectation and requirement of staff members by an organisation may lead to deterioration in commitment, loyalty to the values of the organisation, lack of motivation and eventually, low productivity. In this study, personnel management (PM) practices in Nigerian quantity surveying firms were examined by evaluating various human resource management (HRM) approach and techniques. The aspects considered are staff strength, welfare, training and development, mentoring and succession rate. Questionnaires were adopted for the study and it was administered on quantity surveying firms using convenient sampling method. Quantity surveying firms are not providing their members of staff with the necessary and expected welfare and mentoring and level of staff training is below average. In view of this, managers, directors and other top management staff of quantity surveying firms should ensure proper recruitment and selection process at the initial stage of personnel management; improve on staff training and development strategies; be concerned about staff welfare and mentoring; maintain a strong, stable, and increasing staff strength; and prioritise staff mentoring and succession in order to enhance productivity of staff and general performance of the firms. This will not only improve their innovativeness in delivering better to clients but will also enhance better competition in both local and international market.

- Description: Abstract: Opportunities for creativity and innovation are always factors that need to be considered when it comes to student accommodation since students are clients in any form of accommodation provided. The study was undertaken to evaluate the factors that affect students’ choice of occupancy in privately owned residences in a South African higher education institution as well as provide insight to housing providers on what factors to give attention to and improve. Students always look for residences that are within a walking distance to campus, meaning it should be close to campus, secure, within a friendly environment or location and have unlimited internet service for academic reasons. The study used primary data obtained through the survey method with the use of structured close-ended questionnaires which were distributed to students living in a privately owned residence. Convenience sampling was used with 55 questionnaires distributed and 50 were returned and worthy to be analysed. Literature was used to obtain factors that were utilised for data collection. Overall, student housing providers including private housing providers should take caution on the factors that affect students choice of occupancy in privately owned residences, thus consider what influences and attracts students to stay in privately owned residences and implement creative and innovative initiatives to better the residences. This study will help accommodation providers (existing and new developments) to enhance residences, attract more occupants without compromising their needs.

- Description: Abstract: Organisations are established to address a particular issue of the society and their success or failure in achieving their set goals and objectives largely depend on both external and internal factors. Inthis study, sources of failure of small and medium businesses in the construction industry were examined and remedies that can be implemented to reduce the failures were evaluated. Data for the study were collected through administration of structured questionnaire on owners of small and medium construction companies. Itwas revealed that the major causes of small business failure are lack of financial managerial ability and general administration of the business. Challenges faced by these firms include inadequate managerial skills and planning, lack of access to work opportunities, prolonged economic recession, lack of financial skills, competition, incompetent employees and lack of basic business, technical and pricing skills. Small construction businesses need to be supported by government and other stakeholders in order for them to be sustainable and this will also guarantee job security for construction professionals and other form of workforce employed in the companies. The managers and directors of these firms should attend and participate in conferences, workshops, seminars and other forms of leadership meetings within and outside the country to improve their leadership, business and organisation skills.
