Abstract
There are so many documented cases of project delays resulting from poor planning, incorrect execution, or the use of subcontractors that the construction industry is having a challenge/faced with. Compared to other labour-intensive industries, construction has been found to have frequent delays by researchers. Project development and infrastructure have increased dramatically in developing nations in recent years. Construction industry stakeholders must work hard to ensure that projects run smoothly. This study aims to identify the different kinds of construction project delays that subcontractors cause, the effects that these delays have on projects, and the management abilities that could be applied to reduce the identified delays in projects. After reviewing past literature, a questionnaire survey was developed, and it utilized a list of ten causes of delays, five impacts, and ten mitigation of construction project delays. Fifty-nine participants completed the questionnaire survey that was distributed to different participants in various fields that deal with construction projects. To analyze the information gathered from the 59 participants, Cronbach alpha, relative importance index, frequency-adjusted importance index, and Spearman's rank correlation were employed. Finally, it was found that "planning and scheduling should be a continuous process," "roles and responsibilities of those designated as decision-makers should be clear," and "hiring competent and qualified staff for efficient supervision, inspection, and project management in order to solve the issue of poor workmanship on site" are the mitigation strategies which could be used to deal with the cause and impact due to subcontractors. The significant causes of construction project delays due to subcontractors were found to be "late procurement of materials," "shortage of equipment or materials," and "repetition of work done due to errors." The impacts of these factors included "time overrun," "cost overrun," and "poor quality of work done.". The discoveries mentioned above were ranked as the significant cause and impact of construction project delays and mitigation strategies.
